Wayzata City Council to Discuss Garage Placement and Zoning Impacts in Upcoming Workshop

The Wayzata City Council is set to discuss potential zoning changes in the Central Core neighborhood, focusing on the placement of garages and its broader impact on home design, hardcover limits, and neighborhood aesthetics.

The discussion, scheduled for the upcoming City Council workshop on September 17, will address whether garages should be located in front or rear yards of homes in Wayzata.

One of the key concerns is how garage placement influences the overall footprint of new homes, particularly in the R-3A zoning district, which includes higher-density single-family homes.

City staff have observed a trend in which homeowners maximize the building footprint by minimizing driveway lengths, resulting in garage-dominated homes that are closer to the street.

As many older homes in the area feature rear garages, the council will examine whether current zoning regulations unintentionally push new construction to place garages in front yards.

The workshop will also evaluate potential unintended consequences of shifting garage placement, such as increased driveway length, which could reduce the available lot space for new construction, and the impact on impervious surface coverage, which is already restricted in the R-3A district.

The alternative for new construction is long driveways along the property lines leading to rear garages, which increases hardcover surfaces and may limit the size of the homes that can be built.

The council is likely to explore the proper balance of front-yard versus rear-yard garages in the neighborhood, with consideration given to preserving community character while allowing for modern housing trends.

Public engagement is also anticipated to be a part of the process, with potential zoning amendments to follow.

The meeting will take place at 5:30 p.m. at City Hall and is open to the public.
