Planning Commission To Review New Boatworks Application

The Wayzata Planning Commission will review a new Boatworks Development Application during a public hearing March 4.

The application proposes the construction of a new four-story, 49-foot tall, mixed-use building at 294 Grove Lane East.

The previous proposal for a 58-foot tall building was rejected when the Wayzata City Council passed Resolution 50-2019 denyingthe PUD Concept Plan and Zoning Ordinance Amendments for the redevelopment of Boatworks.

The change in height from 49 feet to 58 feet is not the only change made in the new proposal.

According to the application other changes include: removal of the roof top patio and mechanical equipment, elimination of the mezzanine level parking deck, addition of public inside seating area, redesigned northeast entry area providing ADA accessibility.

The main discussion points about the project at previous planning commission and city council meetings were the height of the building, exterior design, pedestrian access to docks and lakeshore and the proposed public benefits.

Wayzata City Council Denies PUD For Boatworks Redevelopment

On Tuesday, the Wayzata City Council passed Resolution 50-2019 denying the PUD Concept Plan and Zoning Ordinance Amendments for the redevelopment of Boatworks.

In October, the Planning Commission voted 6-0 in favor for denial of the development application.

The main discussion points were the height of the building, exterior design, pedestrian access to docks and lakeshore and the proposed public benefits.

Kaminski hopeful a deal can be reached to retain possession

A notice of foreclosure sale for the Wayzata Boatworks building was published in the March 6 edition of Finance & Commerce, a Minneapolis based daily business newspaper.

The Boatworks building is currently owned by an entity controlled by MG Kaminski, of Wayzata Properties and Wayzata Capital Management. It is also an ideal place for residents and tourists to stroll along the deck behind overlooking Wayzata Bay.

“I’m in the middle of a deal trying to figure out–redoing the deal that exists with the lender today. They are following their protocol and I’m doing what I am supposed to be doing. We should have something hopefully resolved shortly.”

The building is home to Morgan Stanley, NorthCoast, Wells Fargo Advisors, Intran Media, Redstone Corporate offices, and Wayzata Properties. Aproximately 40% of the building is currently vacant.

Kaminski continued, “In general, Wayzata is hard these days. Property taxes don’t help, and big rents don’t exist today.”

The loan balance, according to F&C, is $30.2 million. The property is assessed by Hennepin County at $21.6 million dollars, and the current annual property tax bill is $753,004.52.

“I acquired the building about 10 years ago from Rick Born. I thought it was a good real estate deal in Wayzata, at the time. The lender and I are on good speaking terms, we are working through it. Hopefully we can get it resolved.”

Kaminski will have 6 months after the sheriff’s sale to redeem the building.

Hi Paul,

Thanks very much for the email. The Wayzata Boat Works is a historical building located at 294 Grove Lane in Wayzata. It was built in 1940 and renovated in 2007. It is approximately 64,179 square feet, and located on the shores of Lake Minnetonka’s Wayzata Bay. Here is some info from the property owner:
