Coon Rapids is the largest city in Anoka County, the seventh largest suburb in the metro and the thirteenth largest city in Minnesota.

Compared to three other similar cities that border it, Coon Rapids is the most affordable based on median sales price. The city’s $171,000 median sales price over the last 12 months is the most affordable of the group, but it also rose at the fastest pace of any city in that group.

Being the attractive, close-in and affordable suburb that it is, Coon Rapids has the tightest absorption rate—meaning it’s a fairly strong seller’s market where demand is outstripping supply.

Unsurprisingly then, Coon Rapids sellers are receiving 100.0 percent of their current list price at the time of sale. Of the group, only Blaine sellers are yielding that same percentage. This indicates that those selling their homes are getting full price offers fairly quickly.

Specifically, Coon Rapids homes tend to sell in about 36 days. That’s the median or the midpoint where half the homes take longer to sell and half the homes sell in less time. Coon Rapids days on market is the second lowest of the group—behind only Blaine.
